Orchard Partners announces updated plans for Guadalupe Quarry Redevelopment Project

Revised plan reduces project size, reflects community feedback on proposed alternatives

BRISBANE, CALIF. (July 1, 2025) — Orchard Partners last night unveiled updated plans for the Guadalupe Quarry Redevelopment Project near Brisbane, Calif., during a Community Open House held in Brisbane. The updated project plans reflect community and stakeholder feedback and will result in reduced project sizeless truck traffic, and a mix of innovative light industrial uses.

“Our updated project plans respond to the community’s feedback received from our Open House on April 23 and ongoing conversations with local leaders,” said Tyler Higgins, Managing Partner at Orchard Partners, LLC, the project developer. “Brisbane residents want to see a smaller project that includes innovative types of industrial uses beyond just warehousing. Our new development plan contemplates the creation of a data centeradvanced manufacturing, and warehouse space, serving the San Francisco Peninsula — a region that hasn’t seen new infill industrial development for more than 30 years.”

The updated plans propose construction of a mixed-use development consisting of two industrial buildings totaling 890,000 square feet on separate parcels:

  • two-level data center building totaling 180,000 square feet
  • two-level industrial building suitable for a combination of modern warehousinglight industrialassembly, and manufacturing uses, or “advanced manufacturing”

“Based on feedback from the Brisbane community, we have reduced the total project size by a third and reduced building heights from 100 feet to 80 feet,” said Don Little, a partner at Orchard Partners, LLC. “The updated development plan is a smaller project that intends to result in less truck traffic and less environmental impacts. Warehouse uses could be reduced by up to 70%.”
